Land with or without Planning Permission

Land with development potential is known to have a higher value than that without. Therefore, if your land has planning permission, it can increase the value considerably, sometimes doubling its value. If your land doesn’t have planning permission then we will work with you to remove any obstacles stopping you from getting planning permission, even drawing up the contracts required to get the ball rolling.

The value of your land will depend on many factors, such as its location, transport connections and local amenities. Ultimately, each plot of land is different, but all plots will be priced largely on how many houses it will realistically fit and if you are permitted to build. Whilst we do purchase sites without any planning permission, our recommendation is always to get permission from the local planning authority to get the best return. If you want a quick sale, then we may also be able to help but at a lower valuation.

How to Sell My Land?

The process to sell land is quite different than selling a house, as the contractual side of it is much more involved. Clauses may be added in to ensure to both parties that the land is developed to its best potential. The Paddocks Site of Developed Homes

The Paddocks - 13 properties

The owner was selling land for development which included a bungalow with stables and paddock. We worked with the landowner and Ashford BC to eventually achieve a permission for 13 properties including 5 affordable homes. This project is due to commence summer 2024 to be completed summer 2025.

Brenchley Fields Housing Development

Brenchley Fields - 4 properties

This site was farmland sold to us by the previous owners of the larger Runham Farm. The owners were selling farmland with buildings attached that had permission to convert to residential. This was subsequently upgraded to full application for 4 detached rural-style properties that sit beautifully in the surrounding farmland. This project is currently under construction for completion in late 2024.

New Build houses at our Castor Park development

Castor Park - 9 properties

This project started off with a small corner of a larger part of farmland that we achieved permission for 9 detached properties. Once this was completed the landowner wanted to sell the farmland attached which we promoted through the local plan process. We maximised the residential capacity for the land in that location and achieved permission for no less than 106 properties including play areas and open spaces for the local community.

Miller's Meadow - 15 properties

Sandhurst is a rural village in between Tenterden and Tunbridge Wells. The owner was looking to sell his farmland and we promoted this site through the local plan. Subsequently we submitted an application for 15 properties from 2 bed bungalows to 5 bed detached homes with ecological area. The scheme was approved and built out in early 2024.

Tovil Working Men’s Club

Nearer the centre of Maidstone town centre Tovil Working Men’s Club was searching to redevelop the area of its old bowling green. We submitted a scheme for 18 properties including a new parking for the club as well and a new pétanque court for the members. This was a very popular development which included 6 affordable houses.

Langton Gardens Plot of Houses

Langton Gardens - 12 properties

This development was a derelict garden nursery next to farmland with several failed planning applications before the owner approached Clarendon. We identified a shortage of self-build/ custom build properties in the area and liaised with Maidstone council on the application. This was the highest number of approved self-build properties and now has full occupation with 12 individually designed properties.

How much for an acre of land?

It depends but for example an acre of Farmland (arable) traded on average for over £10,000 in 2023 – whereas an acre of residential land with planning permission in the southeast could be worth well in excess of £1million+.

How much is my land worth?

There are many factors that effect the value of land including its location, the size of the land, whether you are selling farmland as opposed to brownfield or previously developed land. Our aim is to maximise the value of your land for sale and with our years of experience and in-house expertise we can liaise with local authorities to achieve the best outcome for your land purchase

Do you purchase land without planning permission?

Yes, we do purchase land without planning permission however due to the high risk involved our offer would be less than if we agree to take it through the planning application process. Our preference is always to agree a higher value with you and take the longer-term approach, so all parties are happy.

How much does it cost to sell my land?

When selling your land there are many costs involved including: solicitors fee’s, agents fees, planning fee’s etc – as a business we prefer to agree a contract where we bear those costs – especially if they are up front so that you don’t have to pay £1,000’s. Planning permission can be tricky and is never certain so we prefer to take that burden away from the land owner when selling land/ farmland.
