First Impressions

They count! The majority of buyers form their opinions on a house within seconds of walking through the door, so you need to try and influence this. Make sure your house viewer is greeted by a clean and tidy front façade by planting flowers, trimming bushes, weeding, sweeping your front path and ensuring your front-door looks well looked after – whether it needs a clean or a repaint. The hallway or entrance area should be well- presented, clutter-free and clean. A door mat should keep dirt away and store shoes away or place on a shoe rack rather than filling the floor space with them.

Spring Clean

Don’t underestimate the importance of cleanliness! Make sure that you clean each room top to bottom, especially kitchen and bathrooms. Give carpet a professional clean, as it will bring it back to life and instantly lift any room. Not only will your house look great but smell fresh too.

Tidy Up

It’s no good having a squeaky-clean house if it’s full of mess! Put away as much of your household’s belongings as possible and remove excess clutter, as this can make homes look smaller and disorganised. However, don’t try and make your house look too bare as the viewer needs to be able to envisage it as a home, not just a house.

Fix It Up

When selling your house, you’ll want to avoid anything that may put off potential buyers – and this includes anything broken or damaged. Whether it’s dripping tap, stained carpet or broken door handle, you’ll want to get the tools out and ensure any and all problems are fixed before inviting viewers to your home. Remember that the little things count, as viewers will likely nit-pick the property and may be disheartened by the smallest of issues.

Define each Room

Make sure that each room in your house has a clear purpose – ideally the purpose it was designed for. Remove your exercise equipment from the spare bedroom and tidy away the piles of ironing littering the dining room in order to show the viewer the house’s true potential.

Get Outdoors

Outdoor spaces such as gardens out the front or back of your property are great selling points, so they should always be looking their best. An overgrown jungle will not only make the space look small and forgotten about, but if the space looks as though it will take a lot of work to take care of this could completely put them off the property.

Keep it Neutral

While you don’t need to completely redecorate your home in order to successfully sell it, you may want to give the rooms a fresh lick of paint or spruce up the décor. The best way to do this is to keep things neutral and warm, with simple décor, so viewers can envisage how they would put their own stamp on the property. Neutral décor also helps to make rooms look light and airy, which is always a big selling point of a property.

Stay out of the way!

When potential buyers do come to view your home, make sure that allow them to wander about freely with the agent. Be available to answer any questions they have of course – but make sure that they have ample time to look at the entire property without feeling in the way.
