Finance is unique with custom builds as there are more upfront costs than with your typical house purchase. The payments are spread out throughout the length of the build programme. Whilst we will be taking care of the architects, materials, and the build, you will be expected to pay at stages throughout the construction until you receive your keys, essentially to keep us going. These costs will be laid out on the table before commencement of any project to ensure you are well informed about how much you are paying and what each payment is going towards.
The overall price will always remain a constant, but sometimes these upfront costs can seem daunting. However, there are specialised mortgage solutions to help deal with the costs, for example:
- Cost-based stage payments: Offering up to 95% of your plot and build costs, a cost-based mortgage gives you guaranteed stage payments tailored to your build’s requirements. This gives you complete certainty in your budget, and peace of mind knowing you’ll have funds exactly when you need them. It also lets you stay in your current home until your new home is complete.
- Valuation-based stage payments: This mortgage releases funds up front, allowing you to purchase your plot. Then after each stage of works, enables you to pay for your build. You can borrow up to 85% of your project costs, however your stage releases are reliant on a valuation which shows an uplift in value throughout the build. This is a good option if you have enough savings or can re-mortgage to cover works, particularly at the initial and latter stages.
